Stall striping
Layout and striping of parking stalls in traffic paint, re-striped after new paving or over an existing lot.
Commercial parking lots in Austin
Bailey & Bear Construction replaces failed asphalt and re-stripes parking lots for Austin warehouses, shop buildings and commercial properties, usually as part of a larger building improvement. We remove failed asphalt, repair base where needed, proof-roll, tack and pave hot-mix asphalt, then lay out and stripe stalls, a van-accessible ADA stall with symbol, cross-hatch, sign and post, wheel stops, bollard paint and site markings.
A lot that is alligator-cracked, potholed or holding water usually has a base problem, not just a surface problem. Our paving scope removes the failed asphalt, repairs the base where needed, proof-rolls to find soft spots, applies a tack coat and places compacted hot-mix asphalt (Type D is common for parking surfaces). Paving is priced per square foot and billed on field-measured area, so the final invoice matches what was actually paved. If removal exposes soft or failed subgrade, that repair is priced at unit rates before it is done.

Accessible stall with the access aisle cross-hatch, ground symbol, and a sign and post. See our ADA compliance work.
Precast wheel stops set and pinned in lots and yards, or a poured concrete curb as an alternate.
Repaint existing bollards safety yellow and add protection where trucks and doors meet.
Yellow aisle and safety lines on the warehouse floor so forklifts, carts and people have clear lanes.
Sealcoat and re-stripe is recommended within about a year of new paving, after the asphalt has cured, and is priced as its own line.
Asphalt is usually the economical surface for a front parking lot with cars and vans. Truck yards, dumpster pads and areas where forklifts turn often perform better in concrete; see our commercial concrete page for reinforced yard pads poured over existing concrete. Either way, the section is sized for the heaviest traffic: cars, vans, box trucks and light forklifts are a different design than semi-truck or heavy forklift traffic.
New asphalt needs dry weather and should stay closed to vehicles until it has set, typically about two days, so we plan access around your deliveries. Drainage work beyond sloping the new surface, storm sewer, detention, landscaping and irrigation are separate scopes. Fire lane markings are included only when they are listed in the estimate.
Our paving and striping work is most often part of a larger warehouse or commercial building improvement. Call to talk through your lot and we will tell you plainly whether it is a fit.
