Convert unused space. On Colina we used 250 square feet of unused basement space to build a master bath with a new shower, custom tile niche, frameless glass, custom cabinets and countertops.
Push a wall. On FM 2769 we added about 100 square feet to a small, cramped master bath and built a wall-to-wall shower with a new vanity, toilet and can lighting.
Borrow from the room next door. On Mt. Shasta the clients did not have enough room in their master bath, so we adjusted the laundry room and added new plumbing, electrical, framing and insulation to make space for a walk-in shower.
Drain slope is the big one. A new toilet and shower have to drain downhill to the existing sewer line, which on a slab means cutting the slab and in a basement can mean a pump. We check this before you pay for design.
Structure is next. Moving or removing a wall may mean a header or beam, and space taken from a closet or laundry room has to go somewhere. Then comes electrical capacity for new lighting, fan and outlets.
Adding a bathroom always needs a City of Austin permit, because it adds plumbing, electrical and usually framing. Bailey & Bear pulls and manages it.
